So, item number five under plats is a final plat for Yellowstone unit 7. Staff and the technical overview committee have reviewed the plat and determined it is compliant with both Texas Local Government Code as well as the UDC and we recommend approval. So, for the rest of tonight's consent agenda, beginning with item number two, which is a replat for Bluff. Item number three, a final plat for Noasis County number Noasis, sorry, Noasis Gardens number one. Item number four, a final plat for checkout London Weber. Those are the three remaining plats on tonight's consent agenda. Again, staff and the technical review committee have reviewed the plats and determined they are consistent with both technical Texas local government code as well as the UDC. Staff recommends approval. Under letter B for zoning, we have two items. Item number six, zoning case ZN8741 Troy Creian located in district 4. This is a request from the RMATIO, which is the multif family apartment tourist district with the island overlay, to the RMATIO/PUD, which is the multif family apartment tourist district with the island overlay and a requested plan unit development. Staff recommends approval. Item number seven is zoning case ZN8908, Bigfish Enterprises LLC located in district 2. The request is from the RS6 single family 6 district to the CN1 neighborhood commercial district. Staff as well recommends approval. And if there any question on tonight's consent agenda, be happy to address them. >> Okay. Thank you, Andrew. Um, I think I read it on the plat that they are going to have sidewalks. Is that correct? And is that going to be on the highway side and the Weber side or uh or just one? >> Okay, let's uh flip to that. >> That's basically the first uh really first commercial business um on that side of the street. So, I just want to make sure it's set in the right precedent. Uh we'd have to double check with text dot since those are both well one is a county road and one is a text dot road but at the public improvement stage it does say yes at site development sidewalks will be installed >> and that approve that applies to both sides on FM43 and the state highway. >> That is correct. >> Okay. As you know, the whole road, our houses that used to be residents, they're all commercial now. We um have gone through the steps so that we can also be commercial as well, properly zoned. That's it. >> All right. Thank you. Okay. Anyone else? >> I'm Michael Wson. I'm the agent for Dr. Troy Creine. Uh that's item number six. It is the uh PUB that we're we're requesting out on Granada Drive, the peninsula. Um I would say thank you very much for considering it. Thank you, Andrew, for all of your work and your team's work. And also that Dr. Kamina is uh he's an island lover. Uh he loves to escape and get out there and he wants to create that community for what he calls like-minded people uh who want to do that. And uh we would love to see Granada develop to a different level, a higher level if you will for what's remaining. Um as far as the parking situation goes, like what's the required parking uh for each unit and you know, does it match? Does it meet that? >> Yes. So required parking is for town homes especially are typically now one per unit. So this with having the garages on the first floor takes care of that requirement. Uh part of our ongoing UDC study is we as a city are vastly overparked as per our parking ratios. We've been told that by several developers and also comparing our parking requirements to other cities. Yes. So, one of our very first uh ideas is to reduce the parking requirement to one per unit for all residential type of uses. So, this is a little bit before that, but it's in the same path that will be going in as UDC amendments are coming forward. >> And just based on the design, it looked like the only parking available is going to be garage parking. So, there isn't going to be any parking along the way. Probably would block the the driveway if there was. >> Exactly. And part of the uh fire requirements is it has to be 20 ft of unimpeded access. So it will dissuade folks from parking on the proverbial driveway. >> Okay. Thank you. >> Okay. Any other questions? >> I had one other question on number seven as well. It looks like it was already a business right now. >> Yes, sir. >> Why did they change why did they change the zoning? Was there a reason? >> The existing zoning has always been single family residential. more than likely was an existing non-conforming business for multiple years flew under the radar as you're surrounded by like zoning. So there's only a few puzzle pieces left of single family. So as they come in, we will hopefully facilitate those to convert to CN1 or O as it moves forward. >> So was it the applicant that requested or was it they got caught and they had to change it? >> No, the applicant did on on their own valition request CN1. >> Okay. Uh but we as we went into the history of the uh site, it did appear to be a single family home for many years and then slowly became a business and kind of flew under the radar.
