good afternoon and welcome to the November 16 2022 Mesa Planning and Zoning public hearing I'm Jeff Crockett I'm the chair of the pnz board we'll begin with a roll call Board member Crockett present Vice chair Ayers here board member Allen here board member sarkissian here board member Peterson is absent board member pitcher here and board member Montez here okay as part of our uh agenda this afternoon we have a consent agenda those items will be read uh and it will be voted on together as a group if you happen to be here for something that's on our agenda and you want to be heard on that you'll need to fill out a blue speakers card and get that up here very quickly I don't have any speakers cards and uh I don't think we I'm not seeing anyone in the audience that wants to address an item so we'll go ahead we'll get we'll get there in one second we'll um we'll go ahead with the consent agenda board member sarkissian has volunteered to read that today and um and then with regard to item 2A we will have a public comment that board member Allen will read into the record all right items on the consent agenda for the Planning and Zoning Board public hearing on Wednesday November 16 2022 item 2A minutes from the October 26 2022 study session and regular meeting item is from a Craig bossler at 1451 North 71st Street he opposes um and the comment is I wish to object to the minutes being approved from the PNC meeting on October 26 2022 specifically approval of item 4C pz22170 zoning case zon22000 let me start over zon2200671 rm2 pad is not a good fit for the surrounding neighborhoods at the very least rs9 would be more more likely fit the character and act as a transition to the RS 35 large lot residential which the four acres along Hobart Street already are rm2 is not going to fix the housing shortage in Mesa it will only disrupt the quality of life for the existing homeowners RM zoning would allow for too many other uses should the land be sold again by the owners okay and item 3A zon 21-01305 the wall company District Six with the 6400 Block of South Mountain Road um staff recommendation is continuing to December 14 2022 planning and zoning board meeting item 3B 01 22-00582 Ace Hardware district 6 within the 9300 block of East Cadence Parkway located north of Kansas Parkway and east of Ellsworth Road site plan review this request will allow for a commercial development and staff recommendation is approval conditions with an additional stipulation to require a special use permit as discussed in the study session item three c0122-00832 rallies district 6 within the 6900 block of East Southern Avenue located on the south side of Southern Avenue and east of Power Road site plan review this request will offer a restaurant with a drive-through staff recommendation is approval with conditions item 4A 0122-0731 Greenfield industrial district one within the 4300 block of East McDowell Road and the 2500 to 2800 blocks of North Greenfield Road located on the south side of McDowell Road and the west of the west side of Greenfield Road rezone to revise the condition of approval on the property imposed by the zoning case number z80-047 site plan review and special use permit this request will allow for the development of three industrial buildings staff recommendation is approval conditions item 4B zon 22-00779 District Six within the 4900 to 5000 blocks of style Power Road staff recommendation is to continue to the December 14 2022 planning and zoning board meeting item 5A minor General plan Amendment amending the existing chapter 7 Community character and this is my Mesa Mesa 20 20 40 General plan as shown exhibit one of the 22 2022 General plan amendments staff recommendation is to continue to the November 22nd 2022 special planning and zoning board meeting and item 6A 0122-01129 Millennium Superstition Springs minor General plan Amendment District 2. staff recommendation is to continue to the November 22nd 2022 special planning and zoning board meeting and that is the consent agenda thank you board member sarkissian and we'll take special notice of your Christmas track suit today [Laughter] all right you've heard the consent agenda do I have a motion to approve the consent agenda I would like to make a motion that we approve the consent agenda as read into the record for the November 16 2022
