Thank you, Mayor and Council. So the items in front of you are related to the Jazzy First Edition. It's the final plat, the developers agreement and encroachment agreement. The applicant is Nate Snder on behalf of County E LLC. They're buying it from Lampert Yards Incorporated. Location is 801 4th Street Northwest and as mentioned before it's the final plat with the developer agreement and encroachment agreement. I'm sure you guys know where the old Lampert's building used to be, but it's right next to the railroad tracks along Highway 60. [3:24] **Harry Davis (Planning Manager):** Here's the property itself. You'll notice that it's actually two parcels which is part of the reason as to why we're in front of you tonight with the final plat. You previously seen the preliminary plat for this project. Then here's the zoning of it. So it's C2 commercial. In terms of the requests tonight, the final plat is just the final step in platting the property as one. We've seen a lot of requests recently where it's combined preliminary and final plat. This is just one where they decided to do this independently. And combining the lots are going to facilitate redevelopment of this property. They do intend to keep the building as is; they just want to be able to use the interior. [4:07] **Harry Davis (Planning Manager):** The development agreement is just a supporting document to the final plat. And then the encroachment agreement would allow the existing Lampert sign that's on the property for them to be able to reuse that sign. It would be within a perimeter easement that would be recorded alongside the plat. [4:27] **Harry Davis (Planning Manager):** Here's the preliminary plat as you guys approved it not too long ago. And then here's the final plat. Really, for the final plat it's pretty straightforward in terms of its criteria. It does meet all of our criteria for our final plat. It is consistent with the preliminary plat. [4:44] **Harry Davis (Planning Manager):** And so in summary, it meets our zoning requirements. So we recommend that you approve the resolution for the final plat as well as the resolutions associated with the development agreement and the encroachment agreement. [5:05] **Thomas J.
