All right, welcome everybody to the uh May 11, 2026 city of Mesa Planning and Zoning Board public hearing. We'll begin with our with our roll call. We'll welcome everybody here and with quorum present we'll be begin the meeting at 4:00. So as part of the agenda for today, we do have a consent agenda which will be read into the record all in one motion. Um this is a reminder there that this is these items will not be discussed individually and will be voted all in one action. So we'll have Cassidy Welsh, our principal planner, read the consent agenda for us today. Um, so items on the consent agenda. Item 2 A, the planning and zoning minutes from February 25th, 2026, planning and zoning board meeting. Item 3A, Zen25- Z00535 Edgecore Mesa North Campus 4 43.8 acres located at the southwest corner of East Elliot Road and South Everton Terrace. major site plan modification to allow for an approximately 1,236960,000 square foot data center development. Staff recommendation is approval with conditions. Item 4 A Z25-0000942 Rio Salado 25 3.1 acres located at the northwest corner of West Rio Salado Parkway and North Cubs Way. Reszone from general commercial to general commercial with a bonus intensity zone overlay, council use permit, and site plan review. This request will allow for the development of an approximately 54,725 foot hotel and a 36 unit multiple residence building that is with modified condition number seven. Prior to the submittal of any building permit, record a lot combination or a lot line adjustment to combine APN's 135-38-001N and 135-38-001M. Item 4B, Z25- Z00917, Longbow Mixuse, 3.4 acres, located approximately 1,665 ft west of the southwest corner of North Rucker Road and East Longbow Parkway. Reszone from Light Industrial with a planned area development overlay to light industrial with a planned area development overlay and bonus intensity zone overlay. Council use permit and site plan review. This request will allow for the development of a an approximately 56,360 foot hotel and future commercial development with the addition of condition number eight prior to the count to the city council hearing. Provide updated site and landscape plans that show the location of a shade structures covering the the turf area shown on the east side of the pool on the final site plan. The shade structures must cover a minimum of 75% of the proposed 1,800 square ft turf area in area no less than 1,350 ft and provide seating options. The final design shall be approved administratively by the planning director prior prior to the submitt of any building permit. Those are the items on the consent agenda. >> All right. Uh, Rio Salado 25 minor GPA 3.1 plus minus acres located at the northwest corner of West Rio Salado Parkway and North Cubs Way. Minor general plan amendment to change the place type from local employment center to urban center. The staff recommendation is approval of conditions. I move to approve item 5A.
