[1:18] **Beth Wenzloff:** wenzloff second [1:20] **Corey Colquist:** we appreciate that all in favor aye motion passes number four this evening is a public discussion is there anybody here to speak on anything that's not on this evening's agenda not hearing any we'll move on to number five 5a is an application by align properties llc for a preliminary and final plot of six lots on a four acre site located at the northeast intersection of hermantown road and levac road the property is located in an r3 zoning district eric what do you have for us this evening? [1:59] **Eric Johnson:** great thank you and i apologize i had to get something going in the back screen there so what we have this evening uh this is an application by inline properties llc uh if you recall earlier this past year in 2021 the applicant had uh made an application forms approved for a plan to the development for the construction of three two family homes on an existing 4.1 acre property that was located down there at 508 at terminator so uh what's the applicant is now following up with in that as it was indicating that originally staff meeting is when the time came he would have to subdivide this property so he could either have the chance to sell or rent these units so uh now fast forward essentially about a year's time and the applicant has come forward with this plan [2:45] to break the one law into six lots that essentially follow the dividing wall of each two family home so um this is you know it's not anything new it's something that we've approved in the past this is really the land subdivision associated with the pd that we approved last year [2:55] **Corey Colquist:** thank you very much for that commission members any questions or comments on this evening's uh first item? [3:06] **Samuel Clark:** sam clark i just had a really quick question assuming this has happened in the past but with property setbacks and the town homes and splitting it along the line how how does that work going forward? [3:20] **Eric Johnson:** well at least with the with two family homes that's that's a common division that we have that way so we since we wave the side yard set that okay because [3:32] traditionally you would have uh anywhere from in standard archery development uh town homes twin ones would be 200 feet apart so this was approved under pv so the units are closer together that way so let's say this is just a standard division of the properties even if this was only one twin home on that property we'd still see that mechanism for that if you recall last month's meeting we had a two family home that was improved up here on the bait and that's the same thing that that person will go through at a later date because once they have the building pinned down they'll actually come forward with the land subdivision just so that some of the values okay so it's a very common occurrence [4:17] **Corey Colquist:** perfect thank you for that any other questions for eric?
