So, as part of today's agenda, we do have a consent agenda. It will be read in the record and acted on in one motion. All right. Items on the consent agenda. Approval for approval of minutes for the previous meetings. 2A meeting minutes from the May 14th, 2025 planning and zoning board meeting. Take action on the following zoning cases. 3A z25-0000174 East Mark East Market phase 1 6.6 6 plus or minus acres located at the northeast corner of South Ellsworth Road and East Ray Road. Site plan review for a commercial development. Staff recommendations approval with conditions. Item 3B Z25-000082 Culver's at 1.5 plus or minus acres located approximately 850 ft west of the northwest corner of East Mckelps Road and North Gilbert Road. Major site plan modification for the development of an approximately 4,16 plus or minus square foot limited service restaurant with drive-thru. Staff recommendations recommendation continued to the June 11th, 2025 planning and zoning board meeting. Discuss and make recommendation to the city council in the following zoning cases. 4A Z24-0000548 SIA Motors Freight Lines 13 plus or minus acres located approximately 2,600 ft west of the southwest corner of East Pacos Road and South Signal But Road. Site plan review for the development of an approximately 49,747 plus or minus square foot freight truck terminal and warehouse. Staff recommendation approval with conditions. 4B ZON25-0000163 UTV stereo quality car audio 2.1 plus or minus acres located at 7561 East Baseline Road major site plan modification and amending condition of approval number one for case Z97-048 to allow for the expansion of an approximately 26,636 plus or minus foot minor vehicle service and repair use staff recommendation approval conditions 4 C Z25-0000208 Medina Station, 61 plus or minus acres located at the southeast corner of East Southern Avenue and South signal but Road major site plan modification and amending condition of approval number one for case Z23-00691 to allow for a mixeduse development staff recommendation approval of conditions and review and discuss and make recommendation to the city council regarding the following proposed amendment to the Mesa City Code. Item 5A, proposed amendments to chapters 56, 57, 58, 59, 60, 63, and 64 of title 11 of the Mesa City Code pertaining to form-based code. Staff recommendation adoption. Item 5B, proposed amendments to chapter 31 of title 11 of the Mesa City Code pertaining to marijuana sales and facilities. Staff recommendation adoption. And item 5 C, proposed amendments to chapters 30, 66, and 87 of the title of title 11 of the Mesa City Code pertaining to land divisions. Staff recommendation adoption. All right.
