haven't started oh yeah because a different we discussed this before but it just keeps showing things before they're before the councel can see people over there yeah let me see if they can that off I don't feel that strongly but they may s e for for e for right for should for e e I know spe before us e e that's okay Council we're going to get started welcome to your work session I'll call us to order and turn over to David good afternoon everybody all right we're rolling we're going to go right into informal reports and the first informal report is in August 2024 sales tax update and Brady Kirk is available if there's any questions any questions for Brady okay moving on the second informal report is an amendment to the city contract with visit Fort Worth to fund capital projects to support the Fort Worth herd you good there Carlos I'm good okay all right third informal report is a close out of the trendy river water wheel initiative and Cody Wittenberg is available if there any questions I have a couple questions for Cody Cody come on up Cody how are you good how are you I'm good um can you kind of explain where we are in this process and the pause that we're taking absolutely so it's it's pretty simplistic if you don't have enough money to complete a project you have to press pause but until you can raise enough money and that's kind of where we are with this case we wanted just to to level set with everyone that we will have to reject the bids that we received a few months ago and you'll see that at an upcoming Council item and uh those bids expired on August 22 so what we where we are now is we're going to continue to fund raise and see if if there's any other money that we can collect through other donors or through grants to consider the project in the future of course to our donors if they would like to receive those donations back we're going to give them a full refund and we'll keep moving forward in that direction but the project itself it's not ending correct so so as of right now we don't have the funding so the project is just what I'm calling on a pause or it's closed out of course we'll have to secure those funds in the future before we can to move it for and are we going to continue moving forward on trying to raise those funds or is that on pause as well so at this time our staff are still looking at all grant opportunities or any large donations that may be available and we'll have to to regroup and and look through what that looks like okay thank you thank you Cody were there any large foundations that funded this that we will have to return the money absolutely so there's a there's a couple through the north Texas Community Foundation that we will re refund those those dollars to them and there's some other donors that we need to reach out to to make those repayments to okay what about fending from the tier WD or any other so yeah that's a good point so trwd theyve course had an agreement with us to provide I think 350,000 total of course they did not send those funds to the city so it should be secured in their budget we do not have to make a repayment to them in this case Jared thank you mayor um thank you Cody what what's the Gap in funding So currently is about a $500,000 Gap in funding over the past few months staff worked very hard to make phone calls to educational foundations and others we're only to raise about uh $3,000 during that time frame so we weren't able to make that Gap at this time but we'll keep looking for opportunities of course as some donors may want to receive their funds back that Gap may increase while we stabilize any other questions thank you Cody thank you all right our next inform report is on gunshot detection technology and chief Aldridge is available if there are any questions I have a question Chief good after hey chief hi um so we expect the uh gunshot detectors to be all in full operation at the end of the month so correct Monday um and I know that uh you know we're using this information as I guess a secondary source or is the realtime crime Center sending out alerts and then we're reacting how does that work so whenever we receive an alert we want to confirm the alert either by 911 calls or another surveillance camera uh to make sure that that alert is valid uh this is new tech not new technology for us and so you know we're trying to work out the bugs in the system and us get used to the system but we want to M make sure that the the alerts themselves are confirmed through another source before we just send out all the alerts um there's been quite a few number of alerts that have been you know um implemented since this has happened um but there's only been really four success alerts that we've been able to verify that gunshots have been fired and what if there's no um witness or you know surveillance camera but there's a significant amount of alerts that that are being so we would still send officers to the area to at least to investigate our hope is that with the calibration of the system and the surveillance cameras that we have more than likely we're either going to have a 911 call or surveillance cameras in the area to identify a location that this occurred at so if we didn't apprehend some somebody that's still okay I mean we might be able to get a location of the address and be able to contact them another way well the um well the data show uh areas where individuals are firing off gunshots pretty regularly on a regular basis but not necessarily you know there there's no crime it's just well you know there's no victim but folks that are just shooting up in the air so each one of these locations that are listed the five different locations they're only a mile a square mile one square mile so if they're in the vicinity of these sensors then yes we will be able to track and and you know create heat Maps based on the gunshots that we see okay okay thank you Carlos then to chrisad CHR oh sure thank you oh so uh Chief I'm looking at uh it said almost finished with the pet program uh within the city of forart how do we determine these areas so these areas was based B on uh historical crime data and historical either aggravated assaults that involved gunshots or gunshots themselves so we have heat maps that we made and that's how the the areas were um established you mentioned an area I'm sorry I missed it Chris which area were you asking about specifically you said a name and I just missed it no I I no I just said the ones that's listed I'm looking at the ones listed Las Vegas Trail Rose month okay Riverside EMB style cup and be which she wants to keep I'm not I wasn't advocating taking them away I was just asking how was these areas identified in yeah we can provide the map for you uh my previous presentation whenever we did technology in general had that information in there but I'm more than happy to give it back to you okay and those are neighborhoods that are have been neighborhood Improvement program areas so that's a factor yeah well I mean that that's a factor where that the nip areas are how they're chosen yeah no no that's not how they were chosen right Chief I mean it those are some of the areas that had to do the neb Improvement program for sure yes it is a dis most of these neighborhoods are disparity most of the neighborhoods are neighborhoods of color I wouldn't disagree okay anyone else no go ahead Carlos uh Chief I I have these photos on the phone but I had received a couple of uh inquiries from residents and I think these are uh older preliminary installations of the gun detection equipment that were on shorter poles that were not on utility poles but Standalone metal poles sure it it started appearing you know in the right of ways maybe the end of some people's driv way and they were like what the heck is this my understanding in talking with Chief carbajal is that they would be removed and relocated is that is that completed probably some of the cameras that you're talking about would be our flock cameras that read the license plates not necessarily uh The Gunshot detections if they are in the right away um I'm sure that we have worked with tpnw um to see if those those need to be relocated but the issues with the RightWay have to do with the uh flock cameras for neighborhood associations that by them themselves so this was in cont did you say drop box exhibit a not yeah Council anything other questions no thank you Chief thank you Chief stay right there no one wants to see your phone Charlie next in former report is on officer protection while investigating accidents and again Chief Aldridge is available if there any questions yes Chief that's one of the ones I asked for a couple of weeks ago could you give us just a a overlevel a high level absolutely so accidents are one of the most dangerous things that we do on the freeways specifically and really on some of the busy arterial roads if you haven't been outside of your car and seeing a car buzz by you about 65 to 70 miles an hour it's it's pretty terrifying um really depending on the severity of the accident is what our response will be uh if we can get the cars to move from the roadway that's ideal uh we want to get them off of that you know uh area that's going to cause the most danger for everybody involved uh one of the things that we've seen for accidents is driver in attention and just really speed not paying attention to what's going on on the roadway one of the things that we wish we could control but we can is drunk driving um that's one of the things that for us just drive us insane because it's a choice people make to drink and get behind the wheel um but whenever people show up whenever officers show up to it to the accident one of their biggest deterrents of course is their lights uh they can put out cones but usually the first officer is trying to check on the welfare of the people involved in the accidents to see if they need medical care so forth and so on whenever a Second Officer arrives they usually have a create a buffer between the two cars so in case there is an accident behind them not everybody is caught up in that accident if it's on the freeway and it's a very busy freeway pretty much in the daytime or early evening hours there's a lot of other uh things that we can use we have our abandoned vehicle enforcement units which are our or Arrow trucks that have arrows on them that can uh divert traffic away um we have the tarant county courtesy Patrol we use them quite regularly up and down the freeways uh if the accident is going to be long in duration we can contact Tech Tex do and they have trucks that we're able to block uh areas uh and also the fire department the fire department helps us tremendously because of their large trucks uh can block a lot of real estate on those freeways uh in addition to that if we know that the freeways are going to be shut down or some of the roads are going to be shut down we use social media uh we use Facebook Instagram to let alert people of those areas to try and stay clear of the areas usually uh new stations get a hold of those and kind of rebroadcast those for us and we also use the Tex do road signs that we can alert people of that as well what's the long time for uh is it two hours three hours it really depends on the severity of the accident uh if we can if we get out there there's minimal injuries and there's not a lot of vehicles involved we can probably get it cleared up within about you know anywhere from 15 to 30 minutes but if there are injuries there's multiple Vehicles sometimes it could be there for an hour maybe a little bit more okay so some of my concern was uh if we have officers that are outside their vehicles and walking around and they're not so much aware of what's happening around them and they get struck by you know cars or whatever um if they get to the accident they determine this is going to take several hours to get this cleaned up is there a protocol for them to call for additional assistance such as like the fire department to come and have those blockers uh that they're not hit or uh with other officers come on on on site to add more protection to those who are out of their vehicles absolutely uh fire department will come out anytime that we call them and uh if we know that it's going to be closed for a long period of time we will call many additional officers out there to make sure people are aware of what's going on okay um I have the opportunity to sit on the regional transportation committee and periodically they send out um Grant they have opportunities to apply for grant funding to to acquire additional equipment that would help help keep our officers safe I know that's happened twice in my tenure on that Council both times I forwarded that information to Fort with PD into my knowledge we haven't applied or received any of those um so my um I encourage you next time that comes around to make sure that we are doing what we can to apply for those um grants to make sure we have any additional equipment we can to keep them safe absolutely send it to me thank you Chief and then the final informal report is on monthly development activity and DJ harell will answer your questions when he gets here just kidding we knew you wouldn't have any questions mayor that concludes my report thank you appreciate that okay we're going to move straight into presentations and our presentation by Roger vinales is on the proof field management agreement afternoon again mayor city council so wanted to talk to you a little bit about the management operation and maintenance agreement Professional Services contract that we have with Alliance Air Services uh before I get started though I kind of want to give you a little orientation about the airport you know the airport holds some several distinctions Right One In 1989 when it was established as the world's first Industrial Airport with 353 Acres what you see outlined in blue today is what constitutes a little over 1280 acres in total uh notice the narrow footprint too so you've got two 11,000 foot runways got a parallel runway on the east side and then taxway papa is currently being extended uh to the north and it's located on the west side of the airport green represents properties that gain access to the airport to use the Airfield facilities so we do those across the fence value or through the fence uh permits um another distinction about this airport is 1,75 Acres have been donated over the years to this airport with an aggregate value of about $ 49.7 million that's really been important to the city because we leverage that donated land value against our Capital match obligation for Capital Improvements so the FAA typically funds 90% of those Capital Improvements be it through the runways taxiways navigational aads Airfield lighting Etc we have a 10% cash match obligation we can satisfy that cash match obligation with the value of donated land so essentially we've been out of pocket none to date we've used up about $ 33.7 million of that donated land value and that equates to about $337 Million worth of Capital Improvements we've been able to leverage with that donated land again very interesting you won't see a lot you won't see another airport like this uh that was configured and financed that way and of course the third thing about it is it's subject to a third- party management agreement has been since 1993 you know what I forgot to mention something too that I thought was really interesting on this if you notice the red line kind of dissecting with the far north end of the airport that used to be the BNSF railroad and 156 an amazing feat happened uh early 2000s that was relocated to the north so again cooperation with BNSF Hillwood the city and other in the area to help fund that relocation it's pretty remarkable so back to our management agreement so we've got a third- party management agreement since 1993 um with Alliance air services for the management operation and maintenance of the of the airport now as the airport sponsor we are still 100% responsible for the Capital Improvements but the maintenance day-to-day operations um is a responsibility of the third party that agreement was amended six times the latest of which was done in 2020 going out to December 31st 2050 with a new term with an option for a 10-year renewal no sooner than the ink had dried pandemic everything shut down a lot of uncertainty in the marketplace at that time so it's Alliance a requested that we consider amending the facility requirements under amendment number six and I'll go through what those requirements were but because of changes in the economic climate since 2020 they provided some substantial Rehabilitation cost to an existing facility where the FBO the new FBO is is located today and then it gave us an opportunity too to look at other Alternatives uh that best Meed met the needs of the airport in the long term so amendment number six uh required a $30 million minimum investment um by Alliance air serves for a brand new state-of-the-art fix based operations facility would be a standalone facility uh containing about 880,000 square foot be a combination of hanger space office administration Etc if they didn't expend the $30 million and complete that by 2028 then the new term would automatically be shortened to 2033 now they would still have three renewal extension options 10 years each but it would be up to the discretion of the city council to approve those extension requests it also reduced the revenue allocation from 75 to 65 and increase the airport Revenue allocation from 25 to 35 and 10% of which is segregated to be used for Capital Improvement at the airport I mentioned land value and the land credits that were used for Capital match obligation so I'm going to come back to that because that 10% is very important for the outer years so the proposed revisions to the agreement are again they have a $30 million minimum obligation 80,000 foot facility to revise the facility's commitment to meet at least a minimum $30 million investment one acknowledge the expenses made to date on the existing facility at 13901 Galaxy way and I have some pictures to show you before and after it's absolutely beautiful facility rehabilitated about 23830 ft of office space uh for administration and operations another 68,000 ft of existing hanger space and 25,000 square square feet of Aviation support in aggregate that's about 116,000 square feet toward the FBO operations it would require Alliance area to design and construct a new hanger containing in the aggregate 30,000 s ft which may include office space as I mentioned earlier the narrow footprint of proof field and the fact that there are a number of properties that surrounded that gain access to the air this would be built on Airport property again overall good for the airport in the long term that estimated values about $8.4 million requires them to expand the fuel Farm facility again we've got a number of significant users out there and we've got to accommodate future uh fuel storage capacity at the airport so this would require an expansion of the fuel Farm and requires to renovate the former FBO administrative offices to support US Customs and Border Protection Services Personnel on site so we did that in 2019 at meum and I'll give you an example of this we had about 49 US Customs clearance International clearan in 2019 at meum today we're almost at 500 on an annual basis anyway it is a convenience not to go to a congested Airfield right is to be able to have the flexibility uh to clear general aviation airports that estimated cost is $1.8 billion there are significant uh dollars that have to be spent towards FF that's a requirement of US Customs so we took an opportunity to revisit the whole management agreement right it had already been amended several times uh there were prior amendments to to the agreement so we want to incorporate those agreements in a restated if you will uh management agreement The Alliance air Revenue allocations they remain the same as they were adjusted in the amendment number six it removes Provisions in the agreement that are no longer applicable there were some options in the original agreement to take down or lease if you within the airport boundary properties those were already done so those Provisions were no longer applicable and in we in 2022 we had an audit done the management agreement thought it was good but there were a couple of uh areas on the financial reporting that knew we needed to tighten up a little bit one of those was the landing fees The Landing fees today from a revenue perspective represent about 55% of the revenue that's generated out there the other 28% comes in the form of land leases and the balance would be fuel Flowage fees that we collect so those Landing fees are important so what we want to be able to do is validate those land fees on a monthly basis one thing that uh it's reported self-reported by the air carrier the Air Cargo Carrier you can do some matchup with ATC right but we really needed kind of a third party to take a look at so we chose bur toow it's a satellite space tracking system that can track the aircraft when they land and take off and where they go within the airport boundary you can even Geo fence where they break that barrier for instance Amazon's ramp which is off airport we know if it goes there it had landed so we compare that against the reported Landings every month so again was a way to to tighten up and validate The Landing fees so here it is before this is uh the old Galaxy way building I think it was probably 2008 had been housed used by number of users Galaxy Bell Helicopter anyway it needed to be repurposed and renovated significantly there's the exterior today interior that's what it looks like and if you haven't had a chance to go out and visit the FBO facility it's absolutely beautiful little exterior you can start to see the hanger face this is looking East today complete renovation of the hanger system looks like you can almost eat off the floors of these things so what are the benefits of the new agreement well one it rehabilitates and utilizes another 11 16,800 sare ft of existing facility to accommodate the FBO it promotes the early development of 30,000 foot of hanger space again getting more hangers built on Airport expands aviation fuel storage capacity it increases our Airport System Revenue because we'll have an expansion of the land leas provides convenience for those who utilize us custom services and improves our financial reporting requirements to validate those Landing fees so what we have really for your consideration is are you okay with moving forward with the new facilities commitment to substitute you from the amendment number six that was done in 2020 if so then we would come back to this body with an MNC to formally approve the new management agreement i' be happy to answer any questions Carlos Roger uh question for you regarding the uh expansion of the fuel uh facilities airing capacity are those all below ground storage tanks will there be in the expansion any above ground storage tanks they're all above ground okay so any new facilities that we do with the fuel storage whether it's at this airport or at meum or at Spinx there's going to be above ground facilities with secondary containment okay thank you Macy thank you Roger um just a couple questions regarding the $30 million what is the payout period for the city on that time frame time frame it would you still need to meet the 2028 obligation under amendment number six so they had till 2028 to expend that $30 million okay yes will you clarify that for me so they do they if they do not expend that $30 million what happens it defaults to the 2033 is the end of the primary term and then it just goes to three 10year extension options but we have to give them the money by 20128 2028 okay so all these facilities that I'm mentioning here would have to be on the ground and have to have that minimum investment in the aggregate of $30 billion okay perfect and then um just another clarifying question too have we not had US Customs at perfield before we do have US Customs but they bounce back and forth from meum so it's kind of they haven't had an office or filled office at not not like this type of facility this would be a holding facility too okay perfect thank you Allan please so Robert thank you for the presentation we've talked a little bit about all of this um I I think we're in a great place I I think the alliance here has done a fantastic job managing the facility and I think Roger you have done incredible job for our city uh I'm fully support this thank youbody else no great job Roger well thank you very much thank you okay Council our next two Sher Garden is going to be with us for two tax abatement agreements first is um regarding Amir cold and then second is iner Aerospace good afternoon mayor and Council the purpose of our presentation today is a proposed tax abatement agreement with a mirold I did want to recognize we have representatives in the audience today I have Daniel benos with a mirold and Todd olent with a visan young so thank you and welcome for being here today so cold storage warehousing involves storing perishable or other sensitive Goods like food medicine or specialized products we often think of it as just food but there are a number of things in Cold Storage postco Trends include remote remote work increase in e-commerce and onshoring for Supply chains has increased demand for the cold storage Market Fort Worth is one of the fastest growing cities and is underserved in cold storage facilities Cold Storage inventory assists with supply chain strength and helps to attract industry to Fort Worth we have clients who ask us about our Cold Storage requirements in Fort Worth at close to 99% occupancy cold storage capacity in Fort Worth is extremely tight and zero units were under construction in fourth quarter of 2023 the company overview Americold I have here as the largest temperature controlled it just depends on the metric that you look at they're either one or two so we'll just say one of the largest temperature controlled warehousing and distribution providers in the world and a dominant player in the North American Market based in Atlanta Georgia over 16,000 employees employ es 2.7 billion in Revenue in 2023 242 locations worldwide and four of those in Fort Worth Fort Worth has been the primary destination for marold in the north Texas region we have four locations Samuel's at 13313 all all shown here uh Samuels 200 Railhead 350 mechum and 4900 Blue Mound Road other DFW locations include a single site in Dallas Grand Prairie and mansfi Fort Worth is built a strategic relationship with mirold helping to secure Cold Storage in Fort Worth and we're very thankful for their partnership today we're talking about the current building at 4900 Blue Mound Road it's a 88,000 approximately square foot building but on 22 Acres so you can see on the map there's a quite a sizable portion of their current footprint that does not have development the current valuation on the land um at 980 approximate th000 for this project site means that in 2023 their taxes were approximately 6,000 and we'll just put a note in that to talk later America is proposing to expand their current facility at 4900 Blue Man Road their capital investment is at23 million 68 million of that in real property improvements by December 31st 2027 and 55 million in business personal property by January 1st 2028 with a minimum of 85 five full-time jobs by December 31st 2027 and the average salary of over 65,000 with 15% of construction costs to bef companies the proposed incentive terms would be a seven-year tax abatement up to 50% of incremental and real BPP failure to meet that minimum investment would result in default failure to meet the 65,000 average annual salary is a forfeiture in the annual abatement failure to meet the jobs commitment is a proportional reduction in the abatement and failure to deliver the 15% of construction cost for bef companies results in a 10% reduction of the abatement so on that development summary we have the minimum of 123 million in capital investment 68 is real property and 55 is BPP we're creating 85 new full-time jobs by 2027 with those average wages above 65,000 the proposed 7-year incentive proposal is up to 50% of the real and business personal property at 2.5 million the taxable value that's expected to become on appraisal from this capital investment is approximately 103.9 million the estimated incentives would be 2.5 million so overall if the project did not have incentives would be at 5 million because this is 50% the incentive value is 2.5 million and then below net new taxes is 2 .5 million and that City participation at 2.1 and 48.7 with a payback of 3.31 years so just to note earlier as we showed earlier on this property today you had about $6,000 on that tax roll for last year and going forward with the incentive of 2.5 million you're bringing on net new tax net new taxes of 2.5 million so the recommendation is to enter in that seven-year tax abatement agreement up to 50% of the inal value of real and personal property taxes and to go for um MNC on October 15th and available for questions questions from Council no great work we appreciate you thank you thanks to Amic cold as well thank you and we will Dive Right into our next uh proposed tax abatement agreement that is with imer aircraft maintenance services we have representatives from the company and the audience with the today valo alanar head of corporate Communications is here with us from imer I would also like to thank the business community and our partners at Fort Worth EDP and Hillwood for their leadership on this project and to recognize Roger venables um in aviation also for his leadership with the project as well emper sa is a Brazilian multinational Aerospace Corporation the third largest producer of civil aircraft worldwide after Boeing an Airbus their headquarters is in seop Pao Brazil offices in Washington DC and Fort Lauderdale Florida they had 5.27 billion in Revenue in 2023 with 22,000 employees worldwide Embraer aircraft maintenance services is the subsidiary of embsa based in Nashville Tennessee with one additional location at mon Georgia and Embraer aircraft maintenance services has 550 employees the project location is a current Greenfield site at Alliance in proximity to perau field uh Fort Worth Alliance Airport and uh Eagle Parkway the company proposes to develop a maintenance repair and overhaul operation for commercial aircraft and related Parts on this approximately 16 acre Greenfield site in partnership with Hillwood with access provided via Eagle Parkway and in proximity to perfield Fort Worth Alliance Airport the proposed capital investment is 57 million 250 full-time jobs and that expected average Sal annual average salary over 67,000 of that 57 million 42 million is in real property improvements by December 31st 2026 15 million in business personal property by January 1st 2027 the 250 full time jobs are on a ramp up we have a 100 minimum by December 31st 2026 ramping up to to the 250 by December 31st 2029 the minimum average salary of those jobs is over 67,000 15% of construction costs to bef companies we're proposing a 7-year tax abatement of up to 50% of incremental and real bppp the abatement is subject to the performance requirements failure to meet the minimum investment results in default failure to meet the 67,000 average salary results in forfeiture of that annual abatement failure to meet their jobs commitment is a proportional reduction in the abatement and failure to meet the 15% construction cost to bef companies is a 10% reduction so on the project summary we have the 57 million in capital investment creating 250 new full-time jobs by 2029 with that minimum average salary over 67,000 we're proposing a 50% uh tax abatement over 7even years for a value of 1.2 million so again the if you did not have an incentive base your total taxes would be approximately 2.4 with the incentive which brings the project here on a competitive basis with other sites we are adding a $1.2 million to our tax roles that payback is 3.25 years so our recommendation is a seven-year tax abatement up to 50% and for consideration on October 15th and any questions harle yes so just one with those 250 jobs uh can you or maybe representative from the company talk a little bit more about what those jobs are because my main concern there is that minimum salary or that average salary being 67 up in that area you're not going to be able to find any housing whatsoever and be able to touch that so i' just like to know more about what those 250 jobs are like kind of what industry they're in because it seems for that area not very good yeah representative here yeah we do have a representative that's here with us this is U maintenance repair and overhaul so you're talking about aircraft mechanics um that would come to the area um for this contract we have that um 67 as a minimum but some of those jobs may be um in a higher paying range than at that 67 minimum or minimum a average minimum average okay so it's so that's minimum average for all jobs and for for the location so we had a Sim ilar for um GE Aerospace recently that was also a maintenance repair and operations we had their minimum at 70 for their contract but the folks that are working on that site today are at 80 okay awesome so we feel like even though we're at the 67 we feel like this is going to be a good benefit for for worth awesome okay thank you thank you any other questions councel no great job we appreciate you thank you Council that's the last of our presentations sets a record but we do have opportunity for request for future agenda items and C Beck had one I'll go around the table um I would like a presentation to Council on the state of early childhood education in the city of Fort Worth zero to um five and um I'd also like as part of that presentation and Analysis of what other cities in the state do to um help Bo bolster their early childhood education efforts Council M Biven I have two one involves working with Fort Worth ISD uh we know that before superintendent scrier left he had an inventory of schools that would likely be closed I'd like for our staff to partner with the school and find out where do they anticipate such closures you we've we've missed out on getting Paul Quinn to come to stop 6 because there was a school where they could have occupied so I'd like that uh the second one is I'd like a report from the human relations commission uh that committee has been around for years and I'd like to know and just make sure the entire body knows what that commission does what it's charged with and I think that's a plain vanilla request thanks Gina Allan no everybody else is good okay
