all right welcome everybody to the August 28th 2024 city of Mesa Planning and Zoning Board public hearing we'll begin with a roll call uh chair SS is President pres president wow no election apparently no election I want nothing to do with it hereby declared all right we got it off started that way chair SS is present Vice chair pitcher is excused board member Peterson here board member montz here board member blakeman here board member Carpenter here all right and board member farnworth is excuse today so as part of today's agenda we have a consent agenda that will be read in the record and an acted on in one motion uh these items will not be discussed individually and we do not have any cards that we of all right thank you and so um board member Montesa is going to read the consent AG at first day items on the consent agenda approval of minutes from previous meeting item 2A minutes from August 14 2024 planning and zoning board meeting take action on the following zoning allow for retail and a financial institution with the drive up ATM staff recommendation approval with conditions discuss and make a recommendation to the city council on the following zoning cases item 4A Z1 22-01 052 RWC Building Supplies district 6 within the 10,600 block of East posos Road and within the 6600 to 6700 blocks of South 222nd Street located west of signal road on the north side of posos road major s site plan modification and amending the conditions of approval for case number z12- 0447 this request will allow for an industrial development staff recommendation approval with conditions item 4B Z n4- 00101 Stonebridge live work units District 1 within the 4,000 block of East Palm and within the 2900 to 3100 blocks of North Norfork located west of Greenfield Road and North of McDow Road rezone from light and Industrial with a planned area development overlay to light industrial with a planned area development overlay and a bonus intensity Zone overlay site plan review and special unit permit this request will allow the development per special use permit oh special use permit this request will allow the development of live live work units uh o orc LLC and 4024 Palm Pacos Road located west of Ellsworth Road and south of posos Road major site plan modific ation and amending the conditions of approval for case number z0 6-06 this request will allow for an industrial an industrial development staff recommendation approval with conditions discuss and take action on the following preliminary plats item 5A Stonebridge core preliminary plat District 1 with within the 4,000 block of East Palm and within the 2900 to 3100 blocks of North Norfork located west of Greenfield Road and North of McDowell Road prelim preliminary plat o LLC and 4,24 Palm Street LLC oh that I don't have to read that staff recommendations approval with conditions item five B Z1 24- 00386 Hall Crossing Village 1 for property preliminary plat district 6 within the 8100 block of East Elliot Road and within the 3500 block of the future South 82 Street alignment located west of Haw road on the north side of Elliott staff recommendation approval with conditions review discuss and make recommendation to the city council regarding the following proposed amendment to the Mesa city code item 6A proposed amendments to Chapters 2 5 6 7 8 10 30 31 32 34 86 and 87 of Title 11 of the mesa city code including but not limited to repelling and adopting by reference a new section 11-30-17 detached accessory buildings repelling and adopting by reference a new Section 11-31 3 accessory accessory dwelling unit modifications to requirements for manufactured home park accessory structures various related technical updates and minor revisions additions of Public Safety facilities as a permitted use in a residential district in C in certain circumstances minor revisions to language related to buildings orientation lighting and illumination height of building entries calendar so we'll have all right so we have two items off the consent agenda to discuss and I'm trying to get to them again item the very last page this is what I do when I go through and check it all off I got it item number 78 and 7B so 7 a Z1 24428 the Country Club Apartments GPA and then item 7B the uh z23 z580 Country Club Apartments as well um is there we don't need the public uh presentation we're good we're going to open the public hearing anything from the board just questions wise we don't need the presentation so I can just go right to questions right any questions nope Jason no questions any public comments we do not have any blue cards but if anyone here like to seeing none okay we'll go ahead and close the public meeting and I will ask for a motion move move to approve items 7A Z 24428 Country Club Apartments GPA District 4 within 200 to 400 blocks of West Brown Road and within the 1,00 to 1100 blocks of North Country Club D located east of Country Club and south of Brown Road Major General plan Amendment this request minor minor minor General plan Amendment this request will change the general plan character area type from employment to neighborhood with a traditional subtype recommendation is adoption and item 7B ZN 23- 00580 Country Club Apartments District 4 within 200 to 400 blocks of West Brown Road and within the 1,00 to 1100 blocks of North Country Club Drive located east of Country Club Drive and south of Brown Road reone from multiple residents for to multiple residence four with a planned area development overlay and site plan review this request will allow for a multiple residence development recommendation is approval with conditions all right thank you is there a second on the motion I second all right all in favor please vote
