There we go. All right. Welcome everybody to the January 14th, 2026 City of Mesa Planning and Zoning Board public hearing. We'll begin with a roll call. Chairs is present. We'll call the meeting to order at 403. As part of the agenda for today, we do have a consent agenda. This will all be read into the record and acted on in one motion. Uh we thankfully will have Cassidy to come and read our consent agenda today for us. >> Thank you, chair. Items on the consent agenda. Item 2 A, the planning and zoning minutes from December 10th, 2005. Item 3A, case number Z25-0000378. Angie's Prime Grill, 7 acres, located approximately 575 ft east of the southeast corner of South Krisman Road and East Southern Avenue. Major site plan modification. This request will allow for a 1,692 ft restaurant with a drive-thru facility. Staff recommendation is continuence to the January 28th, 2026 planning and zoning board meeting. Item 4 a Z125-000056 destination at Gateway FLM 117 acres located at the southeast and southwest corners of East Williamsfield Road and South Signal Be Road. Council use permit for freeway landmark monument sign. This will allow for two freeway landmark signs. Staff recommendation is approval with conditions. Just checking out there. I don't believe so. With that, we'll go ahead and open it up for com public comment. I don't believe we have any on board that I know of. Do we? No. Nothing. We'll go ahead and close public comment. for discussion on the item or if there's someone who would like to make a motion I guess as well. >> Yeah, I think just just for discussion u u on my comment and study session I would recommend that we add a stipulation to have the wall along the freeway be an 8ft high wall and if there's discussion on that or not I can make a motion to that effect. Do we know what the height of the wall to the west of it is? Just curious. >> That's a good question. >> Chair, board member Carpenter. The height of the development to the the west is six feet. >> I'll go ahead and add to that. I think uh the motion um as well as I'm seeing that the um idea kind of look looks I don't see any issues with it. I guess it will help. I think it's really close. I think I was trying to calculate I was looking at the plans. It's something like 50 ft away from the access road, something like that. So although I don't think it would make a huge difference, I do think from an acoustic standpoint and from a visual standpoint is probably useful. the applicant is is willing to do that and I think that's a a a good suggestion at this time. So, I think I would support that as well. >> Any other comments from the board on this one? >> All right. You can go ahead and with the motion if you like. >> Uh do these for legal do 5A and 5B need to be separate motions or can they be together as one motion? >> They can be made as one motion together. >> Okay, gotcha. So then would move on the following items for recommendation to the city council. Item 5A 012500210 the Lincoln 9.1 acres located approximately 340 ft west of the southwest corner of Hampton Avenue and Chrisman Road. Reszone from Plannedair Employment Park with a planned area development overlay to multiple residents too with the planned area development overlay. special use permit and site plan review to allow for a 102 lot attached single residence development and to add a stipulation that the wall along the freeway frontage be increased to 8 ft high and then item 5B 0125-00313 the Lincoln 9.1 acres located 340 ft west of the southwest corner of Hampton Avenue and Chrisman Road minor general plan amendment to change the place type from urban center to urban residential and that is uh recommendation is approval with conditions and on 5A to clarify that is approval with conditions with the added uh condition for the wall as well.
