not one minute all right welcome everybody to the December 11 2024 CD Mesa Planning and Zoning Board public hearing I'd like to welcome you all here uh we'll Begin by taking a roll call so chair SS myself I I am present Vice chair pitcher here board member Peterson here board member blakeman here board member Carpenter here and board member Farnsworth here and we'll be excusing board member montz today so as part of the agenda um we do actually let me check in first and see do we have any blue cards no blue cards all right as today's part of the agenda we have a consent agenda as it said in the announcements these will all be read into the record and acted on own motion and they will not be discussed individually um one of the board members has off actually Who board member Carpenter offered to read our consent agenda today I'll turn the time over to him thank you items on the consent agenda approval of minutes of the previous meetings uh pz 24222 minutes for the November 13th 2024 planning and zoning board meeting pz 24223 minutes of the November 25th 2024 Planning and Zoning meeting and then uh take action on the following cases uh pz 24224 excuse me z2400 782 Fairfield hotel 2.2 Acres located approximately 1,600 ft west of the northwest corner of the of signal be Road and the us60 freeway on the south side of Hampton Avenue sight planner view to approve to allow for a hotel um staff recommendation approval of conditions items 3B Co Z 24- 00822 the Knox 6.2 Acres located approximately 3,000 ft east of the northeast corner of sou of South Power Road and East raay Road site plan review and special use permit to allow for the commercial recreation and Industrial development in district 6 staff recommendation oh excuse me with a special condition um condition number seven prior to the issuance of the of a certificate of occupancy for parcel 304304 3 uh all parking areas within parcel 30430 d57 must be constructed did I read that right yep okay recommendation staff recommendation approval with with other conditions with those conditions uh okay um item four discuss and make a recommendation to the city council in the following zoning cases uh item 4 A Z 22- 01264 power retail development uh 2 plus acres located approximately 12200 ft south of the southwest corner of South Power Road and East williamsfield Road rezone from Li limited commercial with a bonus intensity Zone overlay to LC with a new B overlay uh and major site plan modification to allow for a multi-tenant commercial building with a drive-through facility in District district 6 staff recommendation approval with conditions uh item 4B z23 d691 Medina station 61 Acres uh located at the southeast corner of East Southern Avenue and South signal but Road reone from agricultural agricultural to limited commercial with a planned area development overlay Council use permit and site plan review to allow for a mixed to use development in District 5 staff recommendation approval with conditions item 4C Z24 d45 Skilled Nursing Facility on 2.1 Acres located approximately 1770 East fets East of the northeast corner of North Higley Road and East Main Street major site plan modification special use permit and amending conditions uh condition of approvals of of approval number one number seven number eight number n number 10 and number 11 for case number z89 d009 to allow for a Skilled Nursing Facility District 2 staff recommendation approval with conditions item 4D Z24 00731 uh 88 southern town homes on four plus acres located approximately 1900 ft west of the northwest corner of South Ellsworth Road and East Southern Avenue rezone for multiple residents to with a planned area development overlay to rm2 with a new pad and major site plan modification to allow for a single residence development District 5 this is a companion case to 88 southern town homes prary plat associated with item 5A uh staff recommendation approval with conditions and item five discuss and take action on the following preliminary plots item 5A uh pz 24230 88 Town Homes preliminary plat 4 Acres located approximately 1900 ft West and north of the northwest corner of South Ellsworth Road and East Southern Avenue preliminary plat District 5 staff recommendation approval with conditions okay thank you so request a motion to approve the consent year part of the general plan so we won the President's award for social embeddedness so uh Jeff and I went and met with the ASU team and received that award last Friday awesome congratulations to all
