IT'S THE SAME EXACT REQUEST THAT IS BEFORE YOU TODAY. THEN WE DO HAVE THIS RESIDENTIAL 10 NEIGHBORHOOD TO THE NORTH. HERE IS THE PROPOSED FUTURE LAND USE MAP RECOGNIZING THE SITE UNDER THE COMMUNITY MIXED USE 35 DESIGNATION. SO THAT IS A MEDIUM DENSITY, INTENSITY MIXED USE CATEGORY. IT ALLOWS A RANGE OF USES FROM RESIDENTIAL TO COMMERCIAL GENERAL TYPE USES. UNDER THE EXISTING RESIDENTIAL 20 DESIGNATION, THE SITE CAN BE CONSIDERED FOR FOUR DWELLING UNITS OR JUST OVER 6300 SQUARE FEET OF NONRESIDENTIAL USES. THOSE WOULD BE LIMITED TO NEIGHBORHOOD COMMERCIAL TYPE USES AND THE SITE WOULD NEED TO MEET LOCATIONAL CRITERIA. AS PROPOSED, THE REQUEST WOULD ALLOW UP TO EIGHT UNITS OR JUST OVER 25,000 SQUARE FEET OF NONRESIDENTIAL USES. THIS AMENDMENT WOULD INCREASE THE DENSITY AND INTENSITY ON THE SUBJECT SITE AND WOULD ALSO INTRODUCE THE POTENTIAL FOR COMMERCIAL GENERAL USES ON THE SITE. THE PLANNING COMMISSION REVIEWED THE REQUEST AND FOUND IT CONSISTENT WITH SEVERAL POLICIES OF THE COMPREHENSIVE PLAN, PARTICULARLY THOSE RELATED TO COMPATIBILITY SCALE AND MASSING. THIS WOULD ALLOW THE SAME F.A.R. AS BRITTON PLAZA TO THE SOUTH -- SOUTHWEST OF THE SUBJECT SITE. THE MAIN CONCERN THAT I WOULD HAPPEN TO HAVE IS THE FACT THAT, WELL, THE FACT TO DO WITH THE NEW FIRE RESCUE STATION THAT'S GOING TO BE NEARBY THERE, AND THAT TRAFFIC IS NOT TIED UP WITH EMERGENCY TRAFFIC TIED UP, TYING UP THE TRAFFIC, ESPECIALLY WHEN COMBINED WITH THE USF STADIUM. PART OF THE TERRACE PARK NEIGHBORHOOD ASSOCIATION, FIRST OF ALL, WOULD LIKE YOU ALL TO COME AND TALK TO US. THE PLANNING PEOPLE COME AND TALK TO US, AND TO THE CITY OF TEMPLE TERRACE WILL AFFECT THEIR LIVES AS WELL, AS I MENTIONED, AS WELL AS OURS IN TERRACE PARK. THE PROPOSED PROJECT WHEN IT COMES TO YOU AS A REZONING WILL ADDRESS A NUMBER OF DIFFERENT ISSUES. IT'S IN CLOSE PROXIMITY TO A TRANSIT CORRIDOR, AND THE NEEDS AND ALL OF THE DEVELOPMENT PROPOSED IN THE FUTURE WILL BE COMPATIBLE WITH THE SURROUNDING AREA.
