Can you uh read the rules for public comment? >> [snorts] >> Citizens will be allowed to attend and make public comments in person at the City Planning Commission meetings. The public is invited to speak on any agenda item and any other item that pertain to the Planning Commission. Comments are limited to 3 minutes. If you choose to speak during this period, you will not be allowed to speak again when the specified item is being considered in order of the agenda. Thank you. Is there anybody here to make a public comment based on anything that's not on the agenda? And seeing none, I will close public comment. And move on to the approval of absences. Aye. Any opposed? Motion passes. All right. Uh now moving on to the consent public hearing discussion and possible action item A. Um Andrew, will you read those into? Thank you, Mr. Vice Chair. Uh for the record, Andrew Dimes with Development Services reading in tonight's consent agenda beginning with plats under item number two, preliminary plat for Sunset Ridge Estates Unit 1, which consists of 53.183 acres. Item number three, a replat of Gateway Park Lot 15C Block 5, which is .086 acres in size. And item number four, replat of Gardendale Lot 7A Block 15, .46 acres in size. That concludes tonight's consent agenda. Uh staff has found that the three plats read are consistent with Texas Local Government Code as well as Unified Development Code. Staff recommends approval. Are there any questions? I'd be happy to address them. Thank you, Mr. Dimes. Um does anybody have any questions for Andrew, the staff? I have a question on item number two. So this uh plat, we did get a preliminary plat about a month ago. Uh why are we seeing this preliminary plat again? It's a a master preliminary was read a month ago. Which is a a different type of plat from a preliminary. Okay. So just kind of a for a procedural, can we set up a workshop with planning commission members so we can all fully understand the different types of plats because we hear a lot of terminology from master preliminary to preliminary to final to recorded plats, all different types and it would be helpful I think for everybody if we could learn exactly what the steps are. Um Sure. I mean I would want you to be informed of voting on, so not a problem. We can set up a a workshop. I appreciate it. Would you prefer it to be part of a meeting or a separate meeting time? Either way. All righty. Does anybody else have any questions? All right. So, uh now open up the uh public comment for anybody that has questions or comments on items two, three, or four. Uh well, at Commissioner Hedrick's request, we'll go ahead and get some documents produced of flowcharts, something we can share immediately of plat types, and then we can also schedule that workshop. Uh make sure and check everyone's calendar. Only other thing I have to announce is next week we'll be kicking off the DS tag meeting. More than likely it'll be on Wednesday at 2:00. I just need to send out the official invitation. I was waiting on some feedback from some emails, but now that that's cleared up and with that, the first meeting will be a kickoff meeting breaking down what section of the UDC will go on in what order. Uh it is going to be very much a working meeting. So, line by line, we are redlining as we have the discussions. Uh I know some of you are going to be on that committee. I appreciate your uh spirit of volunteerism to be on there. Uh hopefully you can keep that attitude as we go through the process, but of course any information we produce as part of that group we're going to share with the planning commission. So, that same breakdown you all of you will see. Uh my goal is that yes, we're going to have the larger sections like Article 4 and 5, which are all your zoning districts more towards the end, but we have things that we can accomplish on short term, things like landscaping with water being of very big issue right now. We can talk about how can we cut that in half or maybe even the sign section of the ordinance because there are Supreme Court cases we need to be in compliance with. So, things like that we can accomplish as low-hanging fruit, get those moving forward before we tackle the big pieces, but just wanted to give that update as we work through the process. Andrew, will we be updating the current UDC or will be we be using the new template? We will be updating the current UDC, but everything is on the table for how you wish to update, so. >> But, are we going with the Chicago consultants? Only I My goal is to take the best parts of it. It is not to start and then whittle away. We We have a good working model in the UDC. I know it's uh it sometimes it feels like owning an old car and there's always something that needs to be fixed, but it is a good working model and we can take the best elements from the consultant and retrofit them into the code today. >> So, basically the new zoning district designations will probably come from the consultant's model. That is going to be a big discussion. Some of them make sense. Uh for instance, creating a district that mirrors PUDs, so you're not having to constantly approve PUDs. Some of them kind of went into a little bit far in their design guidelines like fenestration requirements to where half the building has to be windows, and that took it a little bit too far, especially as being in a a coastal area. So, uh yes, we'll be looking to them for inspiration, but we're starting with the model that the UDC currently has. Imagine like trust funds. We started with a good model and we're making improvements. Very good. Thank [clears throat] you. Yes, sir. All right. Thank you, Andrew. Do you have any future agenda items? No, sir. All right.
