Looking at an expansion here on a site plan for In-Tech Plastics, which is located in the industrial park, 1000 Spiral Boulevard, on the northeast corner of Spiral Boulevard and Millard. They've been located there for quite some time, and they're planning on a 60,000 square foot expansion which would go off of the north end of the building. Along with the expansion, they're also working with HEDRA and the City Council pertaining to the acquisition of this parcel over here, which is owned by the city at present and would be used for their stormwater drainage and potentially a future road connection to the east here. And so that'll be something that will be under consideration by Council along with the recommendation of the site plan here. Looking at the site, this is what it looks like at presence: Spiral Boulevard, Millard Avenue. This is the view from Millard Avenue looking kind of eastward towards the site. You can see here, this is the area where the expansion would take place. Looking adjacent to the site near Vets Park, you have the Vets Park field and some—some landscaping that is established between the property lines here. And then the view here from Enterprise Avenue looking east down towards the area of acquisition towards the building site. So this is what it all looks like together here with the building site here and the rest of the property. You'll note that the property itself has a number of trees on here. One of the things we did review was the landscape plan and tree preservation plan. So they did go through and document significant trees that will be removed in this area and put together a replacement schedule on that. We went some iterations of that later on today, and we are recommending the full approval of the plans on that one with changes in species that were submitted today. So the site plan itself: 60,000 square feet. These are existing access ways that are coming in; that does not change other than just this little access to the proposed addition. The addition itself would be a warehouse space. It would allow them to move their warehousing into this space and it'll allow the other areas of the building to be used for manufacturing. It would lead to a good increase in jobs—about 40 plus jobs that would be created through this—so we are looking forward to that expansion and what it could result in job creation for the city. There's a small little parking lot extension that would also be off the existing parking lot here, about the 28 spaces or so. And then showing here is another future addition that may be constructed in the future—not part of our consideration today, but shown here for purposes of looking at the future. As mentioned before, we did take a look at tree preservation. All the purple areas here are trees of significance that were removed, and all the trees located here that are larger in scale are the trees that are replaced. So the trees that are replaced are going to be a three-inch caliper diameter; so these are—are pretty good-sized trees that would be going in there. Our minimum requirement for replacement is an inch and a half, so that's what this would look like. So you'd still have the establishment of—of greenery between this property here as well as Veterans Park directly to the north. This looks down a little bit further towards the east end of it here showing additional tree placement areas. The building itself looks pretty similar to what the existing building does; it's a tip-up precast concrete building. It'll match the similar materials of the building. Under our architectural standards, when we have an addition to an existing building, we look for compatibility of materials and colors. This is certainly compatible with the other buildings. So we are recommending approval of that, and that is what we have before us tonight. So there are some grading issues that are noted within your report too. We're working with our engineering department to make sure the pond sizing on the other property is correct on that and drainage patterns work for all parties on it. Well, just a recap of what happened on Planning Commission activities. We met about a month ago, had a meeting in which we took a look at the Sweet Living site plan plat combination. City Council looked at that as well as the Motor Coach commerce facility in previous meetings; they did approve both of those projects. I don't think there was any other changes to any of the conditions on there. So as far as progress goes with Sweet Living, I don't know when their construction schedule may be at this point—they're still going through some of their final documents. And then similar with the Motor Coach commerce facility on Vermillion Street with the interim use permit agreement, they have to be complete by October 1st of 2023. So we'll see what happens on that one. Other things going on in Planning Commission: we will have a meeting coming up in two weeks, I believe. We've got a site plan application that's been turned in. We're looking at it tomorrow morning internally, and this is for about a 2,300 square foot therapy office building which would be located right by Westview Drive and South Frontage Road, kind of adjacent to the—the auto parts store next door there where Wendy's used to be. So that vacant lot's been there for—for quite a long time and we've had a few proposals and actually a few approvals for things that were never built. So hoping that this would be a good use and that would be constructed on the site. So I think that would be before us in our meeting in two weeks here. Looking at who will not be at a meeting in two weeks here will be, unfortunately, Mr. Romans. Commissioner Romans, as we discussed a little earlier before the meeting, Kyle is moving out of the city—not very far, into Nininger Township. Unfortunately, we do have a residency requirement. We did discuss, and perhaps the City Council will recommend to the City Council an annexation of Kyle's house, but that might take some time to do so. But in all honesty, Kyle's been here for about three years or so, been a wonderful addition to the Planning Commission. He comes together well, comes to the meeting well-prepared, well-researched, great questions. Tough to lose a guy like this. So we're very appreciative of the work that you put in here and certainly wish you the best of luck in your endeavors.
