An R3 district establishes low to moderate density residential housing in single-family and two-family residential dwelling units. And then also conditional uses: you can use planned unit development, residential townhomes, and quad-ominiums as regulated. So I guess that's what we want to do tonight is to adopt a resolution making the recommendation for annexation to the City Council for 12.4 acres for Josie Hayes. And that's it. Um, so there will be two 35-acre parcels that are just north of this, and so we will be having—um, it kind of depends on when it happens, when the development happens—but we will be asking for access off of that development for the two 35-acre parcels that will be north of this property. Um, so I'm kind of envisioning—I think it depends on when we get a developer, what they have planned—but that it'll, you know, the road will come off of Viking and go north, and then we will access it north of that.
